Premium garden designs could offer housebuilders thousands in extra revenue

Over half (51%) of people would be more likely to consider buying a new build home if it had a landscaped back garden – and it’s something many would be willing to pay more for, according to new research. 

The data also revealed that people would welcome the option to choose from either a templated or bespoke garden design. 

The research, which questioned 2,001 adults across the UK and was commissioned by Marshalls, found nearly a quarter of people (23%) said they’d be willing to pay more for a new build if they got to choose from a choice of templated gardens and the work was done before they moved in. And 16% said they’d be willing to pay more for a new build if they got to opt for a bespoke garden and the work was done before they moved in.

Willing to pay more

For those who would like to choose from a range of templated garden designs and have the work done before they moved in, 60% would be willing to pay up to 20% more of the overall property price. For those who would like a bespoke garden, 58% would be willing to pay up to 20% more.

The research found that 42% of respondents think the layout of new build homes makes indoor-to-outdoor living easier and over half (51%) like that new build gardens tend to be low maintenance. However, the results also revealed some negative perceptions about new build gardens, with 61% thinking they’re small, 52% believing they have no privacy, and 45% viewing them as unattractive. 

Making homes desirable

Responding to the findings, Ben Warren, Managing Director of Landscape Products, at Marshalls, said: “With a slow new build market, we know our customers are keen to explore how they can make homes more desirable and kick-start sales. Our research shows that not only could housebuilders and property developers attract more buyers if they offer premium garden options, but they could also increase their profitability. 

“When we look at the figures in more detail, even just a 6% increase in property value could equate to between £12,000 and £32,000 in additional revenue, depending on the property’s location – purely for offering the buyer the opportunity to have their garden of choice created before they move in. It’s common practice for housebuilders and property developers to offer their customers a choice of other features like kitchens, bathrooms and flooring, so why not take a similar approach when it comes to the outdoor space? 

“When the commercial opportunities are so abundantly clear, now is time to begin rethinking the approach to new builds and provide buyers with the opportunity to be garden-proud from the minute they receive their keys.”

Arteta confident Havertz will come good at Arsenal

Arsenal boss Mikel Arteta will offer his full “support and confidence” to struggling forward Kai Havertz.

Havertz joined the Gunners over the summer after an underwhelming spell at Chelsea but has yet to shine, failing to register a goal or an assist in six Premier League games this season.

Arteta is confident the Germany international will turn it around, though, and is prepared to give him his full backing.

He said: “[We are] trying to help him as much as possible. Give him the confidence to give him minutes.

“If he doesn’t perform, it’s up to us. He needs to play within the team.

“[We will] try to give him as much support and confidence as we can because that is going to help him for sure.”

Arsenal go to Bournemouth on Saturday looking to maintain their unbeaten league start while also juggling with a congested fixture list that sees them competing in the EFL Cup and Champions League.

“Playing every three days and having to win and compete in different competitions, that is the challenge and we are up for it.,” added Arteta.

“It’s a huge thing and it is an individual one and a collective one. That confidence transmits to each other.

“Playing well and winning matches is the best thing to do. We are in a good moment.”

ULEZ Fines in Error: Hundreds of Innocent Drivers Affected Due to Number Plate Mistake, Say Car Experts

Car experts have raised concerns over hundreds of drivers being wrongly charged and fined while driving in London’s Ultra Low Emission Zone (ULEZ). VRM Swansea’s Plates4Less team has fielded numerous inquiries over the past three months from drivers who received unjust fines, and they have been actively assisting clients in challenging and overturning ULEZ charges that should never have been imposed.

The ULEZ, recently expanded to encompass greater London within the M25 motorway, imposes emissions-based charges on owners of non-compliant vehicles. Although the scheme was introduced in 2015, it only came into effect in September 2020.

In June, approximately 4,000 ULEZ fines were issued daily. Plates4Less experts claim that many of these fines were unjust because Transport for London (TfL) is not updating its vehicle database promptly enough based on DVLA records, which accurately link number plates to the correct vehicle details.

According to experts, if TfL updated its records daily, it would correctly identify these vehicles as ULEZ compliant. However, because this isn’t happening, the ANPR cameras rely on a basic non-DVLA database. This basic database relies on the age indicator of the number plate to determine the vehicle’s age. If the vehicle appears older than it is due to an older personalized number plate, the cameras automatically issue a charge, leading to incorrect fines.

To assist motorists in avoiding unjust charges, the number plate and motoring experts at VRM Swansea’s Plates4Less have created a quick guide. This helpful template can be used to challenge TfL or any other authority when facing an incorrect charge or fine.

London duo launches tribal fishing experience to support children’s charity

Two London friends have launched a bespoke adventure trip, giving angling fans a fantastic opportunity to fish on the River Nile.

Created by chimney sweep Lawrence Oakley (38) and firefighter David Micallef (39), The Tribal Fishing Experience – for experienced anglers or enthusiastic beginners – is donating a percentage of the fee from each person who books a place, to charity.

The pair went on holiday to Uganda and realised there was an opportunity to create the opportunity around their passion.

Across ten jam-packed days participants will enjoy a host of specially curated activities in Uganda including six full days fishing on the river Nile, white water rafting, rhino trekking and a safari game drive through Murchison Falls national park – but only 24 places are available.

Proceeds will benefit The ONE LOVE Project, which provides vulnerable children in Uganda with long term education and opportunities.

Drawn to the beauty

Leadership coach shares 5* tips as hospitality industry braces for more uncertainty

Hospitality executive turned leadership coach Debbie Taylor is sharing insights from 25 years in a sector facing further staffing pressures.

As hospitality businesses brace for more uncertainty, the former senior manager of The Balmoral tells others in the industry how they can prepare.

Staffing shortages are set to be exasperated as work and visit visas are expected to increase by 15% on 4 October 2023, compounding a recruitment crisis. UK immigration costs are much higher than in many other countries including USA, Canada, Germany and France.

Turbulent times

Debbie said: “From general manager to director and board director and now as a coach, mentor and adviser to leaders in the sector, I’ve seen and experienced very turbulent times.

“First came the challenges of digitisation and internet bookings; the recession; the onslaught of rivalry from private rental providers; then, a staffing exodus following Brexit, the pandemic, plus the demands for better pay and work-life balance.

“This is the evolution of a sector that has at times served customers better than it has retained its staff.”

Debbie – who was general manager of the 5-star Rocco Forte Balmoral Hotel before becoming as managing director of the Old Course, St Andrews – says attracting and retaining talent goes hand-in-hand with providing customer service excellence, having seen leaders cause irreparable damage to their businesses by letting down staff and customers.

Now Debbie works with individual clients and organisations across UK and global hotel and restaurant groups in London and the North West to help leaders find their personal voice in bringing staff on board against the backdrop of ongoing change. 

She offers this advice to leaders in the sector:

Universal challenges

“When working with more traditional leaders I encourage them to accept the realities they are facing, and the individual role they want to play in helping meet the challenges faced,” she said.

“Staff shortages are widespread across the sector, but is not unique to hospitality.  I’m often asked for guidance and advice from senior leaders in the sector on how their restaurant or hotel can improve its staff retention.

“There’s no quick fix, but it is time to accept that the power balance has shifted and people in all divisions – finance, operations, HR, to service roles – want flexibility in some form, and for this to be acknowledged by their employer. They are also often seeking personal development and a career path that provides a roadmap for their future.

“Customers also understand the issues, and they care more about things like low sector pay and excellent service.

“Those with responsibilities to manage people should respond to every business decision with their current or prospective employees in mind. A happy, valued and engaged workforce paired with excellent service is the goal – profit will follow.

Personal-led financial resilience

“Consider the importance of fair pay in the cost of living crisis, including pay structures for those on the lowest pay in your business.”

“This could include looking at service charges or building up financial reserves to deliver bonuses for a successful month. The day-to-day roles of customer-facing jobs vary based on demand and adding incentives for busier periods is another way to invest in your staff more regularly. Providing promotional opportunities where earning potential will grow, alongside enhanced responsibilities is also key.”

Building back trust

“Staff and consumers have also had a rocky ride during the post-pandemic hospitality crisis. Inconsistencies in cost increases, staffing issues and services constantly being redesigned or cut back have impacted brand loyalty.”

“Staff and customers have seen first-hand that they must shoulder the impact of the macro picture and to attract new talent you must create a vision that is based on trust and appreciation. Loyalty goes both ways. Employees are also looking to join and stay in organisations with a positive culture, based on mutual respect and where their contribution is recognised and valued.”

Taking time with staff is priceless

“Making time for your staff, and showing humility and vulnerability can make a huge difference to management style and customer experience and it doesn’t have to come with a huge price tag. Be appreciative of your staff and get to know them personally. That’s the beauty of a person-led business; it acknowledges that there are lives attached to outputs and it’s easier to prevent a crisis than deal with one.

“Saying hello when you are in your business, knowing the names of your employees and treating teams with individual focus is key to creating a resilient and dedicated team.”

“For example, it costs nothing to check in with a staff member who is consistently late for work, or whose performance has deteriorated. Clients often come to me and question how to address this. However, consider that it may actually be a solvable problem. Listening, caring and finding out what’s going on at home, perhaps adjusting their work pattern or schedule will make them feel valued. Always treat staff like you would be keen to be treated yourself, and you will see mutually beneficial growth.”

“It can often feel lonely at the top or among a leadership team. Once you’re at a senior level you can lose sight of your goals and values and how they mesh with the business.
